Closewood have worked with this client for many years over a portfolio of properties, this particular property located on the south coast is a multipurpose office space spread over 2 floors with large open office areas, individual meeting rooms, and comms rooms. Some areas are in operation 24/7.

WHEN DID THIS PROJECT START AND WHEN WAS IT COMPLETED?

The original project started in September 2015 and finished in December 2015. We have now been engaged by the client to replace air conditioning and ventilation systems throughout the remainder of the building which has followed on from the original project starting in January 2016 programmed for completion February 2016.

WHAT PROBLEMS DID THE CLIENT HAVE?

The main issue for the client was the uncomfortable environment that the employees were working in with staff suffering from drafts and an inconsistent flow of fresh air within the area. The client was using a netting material at high level attached to the ceiling to dissipate air into one space and to aid distribution of the air around the office. Existing systems serving the property were made up of various manufacturers which also caused a control issue.

Closewood also highlighted to the client that the energy cost and CO2 emissions could be vastly improved by replacing the multitude of split systems with several VRF systems. Coupled with aging and some R22 systems the client would soon be getting to a point where they would be forced to replace systems and could potentially end up replacing like for like systems as they failed to result in a less energy efficient way of heating & cooling the property. Working within a live environment with a diverse employee requirement was also a concern for the client. The type of building also restricted the options available to the client due to the industrial finish. Below is a cost comparison and energy savings for one element of the project. These are the savings that the client would receive by replacing the existing systems with the proposed.

WHAT ACTIONS WERE TAKEN TO SOLVE THE PROBLEM?

From our initial meeting with the client it was quickly established that this property was causing them a lot of pain, it was highlighted very early on to that this didn’t need to be the case and Closewood could provide a solution that would be both beneficial to the client and the employees. Through regular discussions and meetings we were able to demonstrate that they could have a very cost effective and painless solution. This was achieved by providing the client with a detailed information pack outlining the proposed Mitsubishi Electric equipment, Mitsubishi audit tool calculation highlighting both energy cost & CO2 savings along with a programme & method of works. Due to the nature of the business we proposed that the project be completed through a mixture of in hours work and out of hours work, ensuring that at the end of each shift the clients on site point of contact was fully informed of the work that had been completed and the proposed work on the next shift. This process ensured that the client & employees could continue with their day to day activities with very little disruption.

The client took comfort from the fact that Closewood is a Business Solutions Partner with Mitsubishi Electric and able to offer 7 years parts warranty. Along with having qualified engineers who also hold all required health & safety certification. The installation consists of 93 indoor units and 22 outdoor units, we have also installed 3x lossnay fresh air systems.

Once the client had instructed Closewood to proceed with the project we re-visited site and reviewed our original design which required no change, at this point we discussed the project with the various areas of the business working within the property, explaining the programme & method of works. The end result was a satisfied client eliminating the pain that was previously being experienced, peace of mind knowing that with the quality installation and equipment installed coupled with a pre-planned maintenance agreement, the manufacturer’s 7 years warranty will remain valid. The office environment became a more pleasant space to work in, resulting in a more productive and happier workforce with better control over the systems serving the building.

Closewood were delighted to have had the opportunity to work closely with the client and manufacturer to come up with such an energy efficient and cost saving system, we really enjoyed the challenges of working in a busy office environment and upgrading the systems. This project does highlight by engaging with Closewood you will get the best solution to suit your individual specific requirements and it doesn’t necessarily have to be painful from a cost point of view. We did also discuss the opportunity with the client to finance the project through the Mitsubishi Electric MEL finance Solution but in this instance, the client chose to fund this themselves.
