Case Study: Climate Control and Cost Savings at a Redeveloped School

Who was the client and what business are they in?

Shogun Business Centres is based at Funtley Court, Fareham in Hampshire. It is an award-winning development that extended a former school. They offer serviced offices to rent on a flexible basis.

When Did This Project Start And When Was It Completed?

In 2010 Shogun started to roll out a refurbishment programme including the installation of climate control throughout the Estate. This was mainly achieved as and when an occupier vacated, they would complete the refurbishment of that respective office suite, including the installation of climate control system. The system was designed by Closewood and 90% of the estate has been upgraded.

What Problems Were Encountered?

The initial problems included the suites being too warm throughout the summer months, the storage heaters which provided heat in the cooler months were too expensive to run with little overall control of the heat output and any cosmetic changes to the estate had to be sympathetic to the award winning design.

One example of Closewood’s attention to detail was hiding the pipework in gutters rain water downpipe. Another was the placing of air conditioning units against walls that were not client facing on arrival.

What Actions Were Taken To Solve The Problems?

All of the storage heaters were removed, Closewood then designed a climate control system to be installed into the offices suites as separate units, giving Funtley Court total flexibility on the overall control.

What Were The Results?

After the initial financial outlay, electricity usage has decreased. Aesthetically the offices look much better. Our occupiers enjoy a better working environment with temperatures remaining constant in the offices throughout the year.

What did the Client think about Closewood’ s work?

Funtley Court won a design award when it was redeveloped. Not only did Closewood come up with a solution that was sympathetic with the overall looks of the building, their installation work was faultless. Ongoing service plans with Closewood keeps our systems up and running with no real need for reactive maintenance.
